Reasoning:

Crime Scene Investigation: Near has been in detective training from a very young age. While he does not go outside often, there is no doubt he would have been taught to analyze crime scene photos, videos, and reports. As one of the front-runners to succeed the world's greatest detective, there is no way he doesn't have a great deal of skill in this area.

Cold Reading: Again, tying in with his detective training. Near knows how to pick up small cues in body language, tone of voice, and phrasing. He instantly picked up on Light's discomfort with him, and came to suspect him quite early. He has repeatedly used his knowledge of behaviour to manipulate people to his advantage. He even deconstructed the motivations of an angry mob suddenly attacking his headquarters.

Eidetic Memory: This was mentioned in the skills section of his application and I have been playing him with that in mind. But for canon evidence, perhaps the best indication of it is how he handles the blank white jigsaw puzzle he's seen assembling at his introduction. The first assembling takes many days, but then he dumps the puzzle out and completes it again in a matter of minutes -- and this is a big puzzle with small pieces. Eidetic memory is one of the only ways this is possible. He was also able to remember a face he'd seen on television, what he'd said, and the date and time it was broadcast weeks after the fact. (Notably, he'd been watching multiple broadcasts at the same time; he was still able to single out a specific one.)
